DEVELOPMENT PROJECTS

The development projects listed below are ordered by the most recent application submittal on top. These developments include affordable housing and TOD projects that exceed base height and/or floor area ratio (density) as well as large sites over an acre. TOD projects must be consistent with the neighborhood TOD plan.

Comments on project applications are generally accepted through the public hearing date, as in-person or written testimony, or by contacting the DPP. The City Council also offers a public hearing and opportunities to comment on the projects it reviews. See the Development Projects Archive page for additional, inactive projects.

FREQUENTLY ASKED QUESTIONS

A: The Interim Planned Development-Transit,  or IPD-T, permit allows for flexibility from following certain provisions of the Land Use Ordinance (LUO) before the TOD Special District is in place for a rail station area. Once in place, projects can utilize the Planned Development-Transit, or PD-T, permit for similar flexibility. Otherwise, either a TOD Special District Major or Minor permit may be required per LUO Table 21-9.8. See the Permits, Application Instructions, and Related Material page for further information.

A: The Director Review status bar is used for projects the DPP Director can approve, which includes the TOD Special District Major and Minor permits. The larger-scale projects, including the IPD-T, PD-T, and 201H permits, must be approved by the City Council.
