This Planner IV Position#:

  1. Performs responsible and professional work in planning, organizing, and overseeing real estate transactions for the City, including acquisitions, leases, grants of easements, and public private partnerships.
  2. Evaluates potential sites to determine feasibility, and in evaluating land appraisals and project financial assessments.
  3. Reviews documentation pertinent to land acquisition, including offers, title review, ALTA surveys.
  4. Prepares required environmental documentation and/or oversees the preparation of required documentation by consultants.
  5. Assists with the closing of land purchase transactions
  6. Conducts regular meetings to ensure acquisitions are proceeding on schedule and on budget.

Salary for the BU13 position: $5,258 to $7,485 per month. Actual salary will be commensurate with applicable experience, pending approval.

The Planner V Position#:

  1. Provides direction, coordination, management, and control over the functions, operations, and activities of Team Members; carries out and fulfills highly technical and complex objectives of the section through subordinate employees.
  2. Evaluates real properties to determine feasibility of development; evaluates land appraisals, pro formas and project financial assessments.
  3. Oversees and assists with negotiation and preparation of purchase and sale agreements and other contracts and documents, including conveyance documents, assignment and assumption agreements, bills of sale, tenant estoppel certificates, conveyance tax certificates, FIRPTA/HARPTA certificates, escrow instructions, affidavits and other documentation required by the title insurance company or surveyor.
  4. Oversees the closing of land purchase and negotiated disposal transactions. Coordinate document preparation and delivery schedules with title and escrow companies; prepare and maintain due diligence checklists and deadlines; monitor checklist for compliance and submission of documents; review closing statement.
  5. Coordinates work and meets with other City department representatives, and with federal, state, and other governmental and private agencies.
  6. Oversees regular meetings to ensure acquisitions are proceeding on schedule and on budget

Salary for the BU13 position: $5,918 to $8,422 per month. Actual salary will be commensurate with applicable experience, pending approval.
